The tax lien list has the advantage of listing many property owners who are still between 6 months and a few years away from having their properties taken away from them. As an alternative to the traditional method of generating a county list, there is another 'secret' list. The trick here is to generate a list of property owners through your competitor's sales lists.
To start, search online on Ebay to find out where the top selling areas are and monitor what the properties are selling for. Your next step is to find out what people have purchased their properties for. You can find out what the properties have been selling for through a little online research. After this, you will need to get a list of surrounding properties from a county list in the 'hot' areas where many of the properties are selling. Once you have this list, you will need to filter the list. At this point, if you do not want to spend the time filtering the list, you can enlist the help of a student very inexpensively and have them filter the list for you. You will need to find the property information of the property owners living in the areas where there are many properties for sale. The point to remember here is that if you competition can continuously pick up properties in the area to sell, so can you.
Basically, the 'secret' list entails finding people who are making money buying and selling properties in hot areas and targeting other property owners in the same area. Once you have all the information of the property owners, you can send them mail inquiring if they are interested in selling their property and wait for their response. In areas where there is a lot of land selling, you are more than likely to be able to pick up some very good deals from using your 'secret' list.
